icon What is HUD-1 (Uniform Settlement Statements)?
HUD-1 RESPA is an acronym for 'Real Estate Settlement Procedures Act of 1974,' which was passed to control real estate settlement costs on a national basis. This act provides for uniform settlement statements called a 'HUD-1' statement, to be used for closing costs.

The HUD-1 is a form used by the settlement agent, also called the closing agent.

The form itemizes all charges imposed upon a borrower and seller for a real estate transaction. It gives each party a complete list of their incoming and outgoing funds. Fees associated with the transaction but paid prior to closing are also included on the HUD. They are normally marked "POC," for Paid Outside of Closing.
